Engineered Life Safety Systems in Miami, Florida
ELSS Engineering in Miami
EB Life Safety provides Engineered Life Safety System (ELSS) engineering for high-rise condominiums and residential buildings throughout Miami and Miami-Dade County. Under Florida Statute 718.112(2)(l) and the January 1, 2024 compliance deadline, residential high-rise buildings must retrofit either a full automatic fire sprinkler system or an ELSS developed by a registered Professional Engineer.
Our engineers develop compliant ELSS programs per NFPA 101 Chapter 43 and NFPA 31.3.5.12.3 and coordinate with Miami-Dade Fire Rescue for plan review and acceptance. Only a Florida-registered PE may develop and submit an ELSS — EB Life Safety provides full engineering services from Phase I assessment through final AHJ acceptance.
Why Miami Buildings Are Acting Now
369 Florida properties still lack submitted ELSS plans past the January 1, 2024 compliance deadline. Miami-Dade Fire Rescue is actively enforcing compliance. Non-compliant building owners face escalating fines, insurance issues, and potential occupancy restrictions.
